Post: Calculating Profit Fix and Flip

Hi everyone!

I'm currently looking for my first fix and flip property in St. Louis, MO. There are so many deals but I am struggling with calculating my profits using the BP calculator. I used the 70% rule formula, but after plugging in the cost of hard money lending, I'm having trouble estimating the profits. Does anyone have a formula or any suggestions? Also, any advice on how to calculate closing costs for when it's time to sell? Thanks!

Hi BP Family!

I just recently posted my very first rental property up for rent using Zillow Rental Manager. Within 24 hours I was messaged by three corporate leasing companies offering to pay full price as long as I allow them to sublease.

Being that this is my first property, I purchased as a primary home using 20% conventional while I live with my parents. Is renting to a LLC before the 1 year mark of a primary residence legally acceptable? I do not intend on claiming homestead on my taxes. Thanks in advance!

Hi Alex! I'm also a beginner investor in the Miami area. How about purchasing a single family home with extra square footage, creating a private entrance for a room, and doing the house hacking method this way? You can even try AIRBNBing the room and make some extra cash!
