Been an investor for over 9 yrs. Purchased half of my properties last year as short sales. I am having a harder time finding deals this year.
How can I go about finding deals...have investors lined up. However finding deals that are workable is another story.

Suggestions?

Idea was to see how much hassle it would be. No the source of the mold has not been fixed.
Am thinking will skip the molded property.

I almost always buy properties out of area and use property manager. And the investors in question are novices. So makes most sense.

I am looking to buy rental property with a partner willing toinvest. I have 7 investment properties now - all owned 100 pct by me.
What is a typical split between a seasoned investor and someone who is the armchair investor. What kimd of agreement do we need.

Hi
I looked at a property that has mold in the basement
How much cost should I presume for fixing mold problem. Also what if any tenant issues after I fix it. Assuming price is ok should I go ahead with this property.
