I'm curious how much on an average would you suggest a full time agent should invest in marketing? What kind of marketing: social media, local papers, networking meetings? Expectation is to make 100k. And what challenges can I expect along the way?

Well, I'm interested in knowing what might be coming up once a beginner gets into the business. Kinda like, want to know what one might be going up against and so he/she can be prepared in advance. Do  most people get stuck with business plan and choosing direction, or getting funding, or actually buying the first property, is it the overwhelming part that kicks most of the track? What is it that lurking around the corner that gets most people to stop and quit/detour.

What keeps most new investors up at night? What is the scariest thing for new investors? etc...

I was wondering if someone would be kind to tell me what they found to be the most challenging in getting into real estate investing? On wholesale side and rehab/flipping side? What issues the most beginners face?
