We're well-qualified buyers with high income and enough assets (primarily stock) to cover the cost of the property. Looking for a 30-45 day loan to secure the property and then re-finance. We're pre-approved by multiple banks to refinance the property immediately after closing.

@Doran Summers even after waiving contingencies, the seller's attorney wanted to eliminate any potential complications or delays that come with bank financing

Thanks @Michelle Dowling, sounds like a securities backed loan is a good option. I've never done one so want to make sure we fully understand the terms and risks

@Roman M. thanks! Any tips on finding the best lender?

We're trying to figure out the best method for securing short term cash loans for 30-90 days that we can turn around and refinance after closing. Looking for creative solutions, we are well qualified with about 1.5m in assets (mostly stock) and healthy income to secure against. Any recommendations on hard money lenders or a good financial institution for secured loans? We're getting beat out by cash offers and don't want to liquidate our holdings to compete.

@Matt M. would be interested to hear more about what you're working on. For well-qualified buyers there should be a market solution that is as good as cash to a seller.

@David Zheng the idea is to use stock as collateral to secure a loan (only liquidating in the event of default). Liquidating the stock on the front end to pay for a property would be a taxable event and quite costly.
