@Jeffrey Grieshop Yes, schedule a meeting with a some divorce attorneys and get to know them and let them know how you could be a viable solution to their clients problem or you can look up at the local courthouse.

@Ross Rauschenbach There are several hard money lenders here in Houston, however you may be able to get better rates with a local bank, especially if it's a new build. Would you have any interest in investing in residential property? Thank you for your service, as I'm a fellow veteran.

@Lee Brewer you want to ensure what numbers the wholesalers are giving you. As example, most wholesalers will give a comp of the highest comp in the neighborhood, however the two properties are not like properties or comparables. Also, repair cost, most wholesalers don't truly know how to calculate repair cost, which could cost more once you are into the project.

@Jordan Kutscherousky There are several ways to get involved with real estate investing, from wholesale, to owning multi-family. You first must know what your buying power is, what your maximum ARV (after rehab value) you can invest in, how much money / credit you qualify for. Understand how to comp an area from resell value to rental value, understand financing private loan, to hard money loans. Now that you are ready get these two things understood and go for it.

Its always the numbers, from purchase price to cash flow, to renovation cost. Know what your numbers are today, not what you think it may or may not be.

@Account Closed you may want to try mailers, find an area of town that you would like to buy homes or were the homes are in more distressed / fixer uppers and send them a I'll buy your home letter. You can also look into Every Direct Door mail from US Postal service and sent out mailers to those targeted area. Get with Estate and planning, divorce attorneys. Try a little of each and see how it works for you. Hope this helps!
