@Jaysen Medhurst that makes sense to me. Do the rents tend to drop? Or does the market tend to catch up? As in, A class becomes B class, but current B class rents are yesterday’s A class rents?

As someone who has only invested in the upswing from 2010 forward, I am curious how new build class A apartment buildings hold up over time.

IMO the appeal is the new look and feel of the property that drives the higher rents. Over 10, 15 years or longer, how does class A hold up. Obviously these apartments won’t be the newest and hottest, are they able to sustain the much higher rents they charge?

If it does, how do managers sustain the higher prices even without the newest features?

If not, how does that affect class B and C properties?

Is it more likely that class B and C rise to the rent current levels of class A, while class A continues to drive forward. On the other hand, do the current class A become class B and force current class B to modify to compete or is class B pushed down to class C?

Very curious to see what experience investors have seen.

Hello,

I have been doing a combination of house flipping, wholesaling and building a small portfolio of 40 rental units over the last 7 years. Currently doing about 8-10 flips a year with a 4 man crew and self managing my rental units.

I am looking to move into larger multi family properties through syndication. Does anyone have any guidance or recommendations for someone with real estate experience looking to get going with syndications?

Also, is there any recommended coaching programs or potential mentors that would be worth recommending to help prevent as many beginner mistakes as possible?

Depends on the lender - count on needing 25% and be happy if the lender only requires 20%

Shop around they want your business just as much as you want the loan

attorney is only necessary for wholesale deal if your worried you won't get paid.  Otherwise sign an assignment of contract between you and end buyer.

Those in the TYPED letter category... What are a few things you MUST include in your letter?  I generally use yellow letter unless mailing to probates, then I use the typed.  Any suggestions to improve the quality of leads is appreciated!

cross reference names , generally counties have records of who owns the property.  My county has them online and its really easy to find out if the estate matches the property owner name.

Anything you can invest today, will make your future self very happy. PMI is only 1% of loan, you will make much more on an investment property if you buy smart. Plus in 15 to 30 years when the loans are paid off you'll own two house free and clear, I would jumpstart that ASAP.

I have started a marketing campaign to probates and got a deal on my first mailing, but there are many more I did not hear back from.  I was just curious what others are using to follow up with probates for 2nd, 3rd, 4th and later mailings.
