Thank you all for the advice.  Yes my main concern was if the seller saw my assignment fee if there inclination was to back out and try void the deal.  The local investor buyers I'm aligning with, we've been very open with each other so that side of the transaction is good.

Has anyone experienced an assignment where the seller backed out?  does it happen often?  I am partial to contract assignment (at least i think i am) as it's a more streamlined process.

As a new wholesaler I wanted to get a better idea of the pro's and cons of contract assignment vs. double closings? is there a preferred approach? is one better then the other?

Hello Jerry,

I am not too familiar with unlicensed assistants…could you elaborate a bit more for me on what this entails (i.e. how do you go about becoming an unlicensed assistant, your roles and responsibilities, etc.)?

Hello BP,

As a new wholesaler investor the thought of me getting my real estate license is appealing in that it can benefit me when it comes to pulling my own comps and researching properties, etc.  The question i have is once i get licensed, is it necessary to work for a broker or can I essentially be independent and use the license for investing research without having to "work as a real estate agent"?

Wow!! yes Henry and Will I did read this amazingly long but informative thread.  As a newbie with the thought of wholesaling initially my eyes are more open to this.  I get the sense that many investors, those who don't wholesale don't particularly view wholesalers in high regard, I hope that's more the exception and not the norm.

I still want to start with this strategy to build a cash position for bigger and better strategies such as buy and holds.  I want to learn this strategy to get started and for sure honesty and transparency is the way to go…I plan on working with local investors so I can truly understand what they want and I will do my best to give them that in a fair way.  I believe in building good honest relationships…do that and the rest will hopefully follow.

I appreciate all this advice and am glad to be a part of this great community

Thanks again Michael, Brad, Dmitriy, and Edward, I appreciate the warm welcome…I can already see in my short time on Bigger Pockets that I made the right decision.

Good advice Dmitriy…I will set up keywords so that I can get a targeted audience on the topics of interest.  I've already started reading the "Ultimate Beginners Guide" as I think about my short term investing niche and what my long term approach might be.
