My advice is to keep calling lawyers until you find one that can confidently answer all of your questions and guide you to minimize your liability. I know it sounds bad, but until you find a competent lawyer I would be very careful about what you say to anybody. Even saying "I'm sorry" might be an admission of guilt. I am not a lawyer, so I really have no idea if that is true. That is the exact reason for getting one.

Make sure they build the site to be mobile-friendly. Google now uses this criteria to rank sites. If you are not on the first page, most will never see your site.

Hi Priscilla, I did bandit signs for my fitness club and they worked awesome. Just make sure that you know your local laws. You can usually do an online search to find someone that will place them. The problem is that they will not care where they go as much as you will. I recommend keeping a few in your trunk and when you spot a high traffic area (McDonalds) place one.

Hi Chi, Yes you can. Typically you can have around four conventional loans. I currently have two and one of my units are under water as well. Have you considered renting your current unit out and purchasing a duplex/triplex and living in one of the units, while renting out the remaining ones as many of the members on BP have suggested? Learn as much as you can and pay close attention to calculating expenses.

Thank you for the welcome.  I wish I would have found this site back in 2005.  

I am excited that I have learned from my mistakes, and I hope that I can both share what I have done wrong, while learning how to do it right.

Hello BP Members,

My name is Scott Christensen and I am originally from St. Cloud, MN. I have two investment properties in Virginia, but am interested in building my portfolio with properties in Minnesota and Puerto Rico. Mainly because I wish to split my time between where my wife is from, Puerto Rico and where I am from, Minnesota. I currently live in Japan.

I found Bigger Pockets while researching the real estate market online, and after reading several posts, and listening to a few podcasts, I decided to join the community.

The biggest challenge facing me right now is low capital and my location. I will be in Japan for three more years, so I am trying to find out how to invest in properties remotely.

I hope to both share and learn with the community here on BP. Thank you for taking the time to read.
