@Lane Kawaoka I actually did search on the topic, but was also interested in how to find local deals near me as well. Either way, I will take your advice.

Thank you all for this information, I really appreciate it. This forum has been incredibly helpful for someone who is new to RE investing. 

I am a bit hesitant in buying a turnkey property because it's a bit marked up. I know it's a lot easier working with turnkeys when dealing with out state properties. Has anyone here done any flips or non-turnkeys from out of state? I have some time to travel and visit these places if needed.

Hey Everyone,

I live near Tracy, California (near the Bay Area) and I am looking to invest out of state for cash flow properties. I am not really sure what states/areas to look at. I'd like to invest a maximum of 100k. 


I'm open to hearing any ideas of what I could do locally as well. I really want to start my real estate investment career this year.

Hi Everyone,

I have some money to invest (approximately 100k, but could invest more if the opportunity is right) in Northern California.  

I have never invested in real estate before, but I am very interested in it. I am a fairly hard worker/go-getter, but I do have a full-time W2 job. Where do you guys suggest I start?
