Also I,m looking to work with someone local to me someone I can see face to face every so often and someone I can directly work. Here's the thing probably most peoples thing in a similar boat. I don't have the money to invest in a coaching program. This obviously brings forth a big problem of why anyone would show me what to do with nothing more than the pride of knowing that they helped someone better them self. So my thoughts are to set something up were this coaching is setup to actually benefit the coach financially and in the end probably better than most other coaching programs  out there. Here's the basic thought. The coach would teach one step at a time making profits through the student. Using my limited knowledge of the area I would assume the first step would be finding a distressed property of some sort something not on the mls. Something of actual value. Probably something abandoned. Once a property is located and bought by the coach you move on to the next step. Such as advertising and so on. I think this could be great for several reasons. First its not actually free coaching. OK the first step maybe but how hard is it to tell someone one the find 10 abandoned Properties. Once the right one is found and bought by the coach both the student and coach have gained significantly the coach made his money and saved  a finders fee and the student now has actual hands on experience. So please let me know what you think and were I might be able to find someone willing to coach like that. Thanks

I don't know your area but for me and my wife we had to just jump in and learn there are people that know you don't know and are looking to make a quick buck I guess mentoring  is not bad but I'm still green and I learn a lot by just  buying a house and asking a lot of questions always double check everything ,fear of not knowing can be a big bear but once you get closer you will see that it's not that bad. Just check and double check .to me the idea that you can become financially set is a idea that I'm. After as well very possible. The best teacher is you getting out there and making mistakes.

they are in between fenkell and Lyndon and I have being able to find some good deals they have most of my deals you find that some would have being striped of it hot water heater ,furnace   Mostly if it's has a boiler they won't take that , if you have a crew and time you can find great deals in Detroit always do due diligence never just asume Wyoming and Chicago is a ruff area but even with that there are some great deal there to be cause not so much as landlord but flipping buy fix sale that where I like to be landlord responsible are not something I'm willing to take on .

I thank all the people that have responded this business is a not for the fant of heart ... I now I have  more Of a strategy to what I'm doing ... Lol you guys are  a tuff crowd but it has turn some of the lights on.. So i will be posting the outcome and futher projects
