I can't afford a really nice car because any money I earn i want to put right back into real estate

TY for the info. I am thinking to buy/hold, manage well and let tenents pay off the mortgage. I want to purchase something that is easy to manage from out of state and that is 10-20 units (I think)

Do you know what the market is like for buy/hold multi families?

Anyone use quickbooks and/or excel for managing real estate?

I have quickbooks and excel, we use them regularly. I don't really know if I'm using it correctly. I heard there are ways to integrate Quickbooks w/ Excel so they sync together. Anyone do this?

Also does anyoone have suggestions for how to set up quickbooks for managing real estate investments?

Does anyone know where to get Excel spreadsheets that are related to RE investing or for managing properties?

Or other resources like books or videos for this?

Hello I'm interested in apartments in the Southern California and South West US. Anyone have suggestions? I have been considering Las Vegas as well as Los Angeles County, Ventura, Riverside County and San Bernadino County.

How are these markets as far as apartment buildings? Would you invest here?

BTW, I went to a FIBI group through meetup.com and it was really helpful. Also it didn't have a bunch of people trying to sell me boot camps LOL. It was mainly other investors

Anyone know what ballpark Umbrella Liability insurance costs and what to expect as far as coverage for rental houses and duplexes/triplexes?

Hi we have a portfolio of 4 Single Fam Houses, 2 Duplexes & 1 Triplex (7 total properties) in the Los Angeles area. The single family houses have FMVs from 250K to 750K; duplexes between 300K-380K, and triplex of about 500K

None are under an LLC.

We wanted to get an umbrella policy and liability insurance for them all.

Does anyone have any idea where to look? What prices or policies do you recommend?

Should I just go to "State Farm" or other big box insurance agencies or to smaller ones? Would it make sense to put them in separate LLCs? (LLCs are $800 each in California)
