So a personal umbrella will still cover the property even if it is in the name of an LLC?

So it wouldn't be recommended to have the anterior space basically. If I had the posterior space, I would not want to deal with the hassle of having to move (or having a tenant move) a vehicle at random times, and I'm guessing that there is no law that would compel the tenant to move a vehicle. Whoever purchases an anterior space would do so with the knowledge that it might be unusable.

Is anyone familiar with any laws/cases involving tandem parking? I did a search online and could not find much. I will define it as a parking space in front of a parking space. Both belonging to different owners. In other words, the car in the back space would have to be moved for the front car to exit, and if a car were parked in the back space and the front space was vacant, it would not be accessible unless the back car was moved. 

Could the person with the back space legally refuse to move their car?

As my unit does not have central A/C (which is very common in the Boston area, properties built long before A/C existed and very difficult to install based on some of the structures), I am going to allow for tenants to provide their own window A/C units. How do you deal with making sure they install it securely, as if one falls out it could seriously injure or kill someone. And what do I state in the lease regarding liability? 

When I have installed window units for myself (for bedrooms, not commercial ones), I always screw it into the window and put in a second bracket on the window frame to prevent it from opening. But I don't know if a tenant would be as careful.

Central A/C is not common in my area. Most of the nearby properties people use window units, as there is no existing ductwork so it makes it much more complicated for central A/C. I would say $2400/month range for similar units without central A/C.

I obtained one estimate that was $20,000. No way there would be a payback in under 2 years. I will get another estimate, but if it is going to be substantial I might just allow for tenants to provide their own window A/C units. As I am going to get insulation installed, I might not fill all the attic space in case I change my mind in the future.

Thanks for the replies. I will make a decision among the current applicants instead of making a change to the rent.

@Micheal Stanton, I didn't say that the applicants were identical, I said they were all acceptable.

One idea is to not state a price initially and allow the applicants to state a price, which makes sense. Since I did give a price, I will stick with it and consider other approaches next time.

It looks like I may have multiple acceptable tenants for a rental. Am I allowed to increase the rent and see if someone is willing to pay it (or ask each tenant to give me a monthly amount they are willing to pay), or is this not acceptable? It would be possible that I am setting the rent too low but it would not be trivial for me to find comparables due to specifics of the rental.

As a ballpark, how much would I be able to charge more per month in a unit in the Boston area with central a/c? I am thinking of having a mini-split system installed in the attic of a rental, with the condenser on the roof. It is a 4-bedroom, 2 bathroom but is zoned for 3 persons now. 

The unit gets a bit cold in the winter and I would like to install more insulation as well, but if I was going to have A/C put in I should do that first.

I have rented out a place using Airbnb for years. The key question is the location. Ideally it has a separate entrance and will not bother other tenants. But it seems to me that there will be a lot of issues with trying to do it with a rental instead of owning.

What is pet rent? I am not familiar with that. Do you do it for all pets, including guinea pigs?
