@Joe Splitrock Depreciation is #1 on my list of topics.  I’ve spoken to so many people who aren’t aware of depreciation until they have sold and need to file their return.  Mileage is a good one too.  Thanks for your feedback.

Hi! I’m working on an end-of-year newsletter for my clients that are first time landlords.  I am wondering, are there any questions that you remember having (or have) as a first time landlord that you wish you knew then, that you know now?  Thanks for your feedback!

Hi everyone, they seem to think that there was a rule against third-party management.  But I can't find anything that prohibits it. Thanks for backing up my thoughts.

Thank you @Wayne Brooks.  That was my answer in the discussion but i'm meeting strong resistance.  

I'm trying to settle a heated argument.  Are property management companies (in the state of PA) allowed to manage properties for INDIVIDUALS?  By individuals I mean not a company, partnership or other business entity.  I mean just Jane Doe, can she be a client?  Example... Jane Doe buys a house and wants to rent it out.  She doesn't want to manage it.  She hires a property management company.  Is the property management company allowed to accept her as a client and act as a third party to her tenant, on her behalf?  If the answer is no, would she have to form a corporation or other business entity for that rental property in order for her to be accepted as a client for a property management company.

Hello BP!

When an licensed RE agent is looking to take the next step to become a broker, how do they usually go about this process?  I've seen listings on Craigslist where companies offer agents incentives to join their company and become a broker, but other than that, I'm not sure where they would find these opportunities.  Is it usually done through networking?  Are there other websites that I don't know about?  Would a head hunter be an option?

Any feedback is appreciated.  I'm very green on this subject.

Hello BP Family,

I live in Delaware County (Yeadon), PA, just outside of Philadelphia. Does anyone have any recommendations for a surveyor? Mine just relocated across the country.

I have the exact details on where the property lines start and end. I guess I am just looking for a professional to come out and put the markers. Has anyone done this themselves? Were there any issues?

I am a newbie and I recently joined a meetup recommended by BP members. This message was sent to me by a group member (I took out their phone number for privacy) but when I replied back, they didn't respond. I asked what they meant by 50/50 but never heard back. Can anyone help me with the translation on this? Wholesaling is new to me and I think I understand but would appreciate some more experienced feedback.
