Hello fellow BPer's

Looking to read your ideas on how to boost interest/traffic to your units.

I have a 4-Plex located in Raytown, MO managed by a really good PM who is pushing hard on the units. So far have had good traffic but no takers. Units are recently remodeled and are at market price. There is some competition in the area.

Assume typical bases have been covered: yard signs, Zillow/Craigslist and most of syndicated websites.

What other tricks or techniques you use to boost traffic to your units? Do you run specials?

@Garrett Bailey, back when this deal was going I had an interview with Jesse Brewer of Cincy area properties and I was impressed with his operation. I cannot fully recommend them because I ended up not acquiring the property, but you might want to give them a call or visit. I can share on PM his contact info.

Got a property under contract in Rutledge Ave, close to Rapid Run Park. Well maintained duplex. Any information about that particular area will help.

@John Whittle and @Alex Brookbank - thanks for your comments. My research has led me out of that micro area but still on the far west side of PH.

I am not doing an appreciation play but I am not intending to drive my investment into war zones.

I will use local PM though.

Dear Biggerpocketers....

I am looking for information, opinions, experiences and any useful info on Price Hill Cincinnati area. I have a deal that looks really good on paper and am working with a very locally knowledgeable realtor - but I am seeking advice from experienced people either from the area or that have invested in the area.

The property is located between the two main streets (Glenway Ave and Warsaw Ave.,) and close to Grand Ave on the East Side of Price Hill. If you look at trulia maps, it is borderline on the high crime zone, but marked as low crime.

I would like to hear your opinions on that micro-area, general info, vacancy, crime, how easy it is to attract tenants, demographics, etc.

Currently focusing in INdependence, some areas of the urban core, Raytown, North Kansas CIty.

Looking for Multifamily (2, 4, 6 Plexes) with moderate to little renovation needed. Long term BnH investor.
