Hello @Ahad Ali, do you have any recommendation for a CPA who is familiar with house hacking? I purchased my first property last month and listed rooms for rent shortly after closing. Even though I didn't have renters by the end of the year, I did make repairs and had services done such as painting the rental rooms and pest control.

I'm doing my first SFH house hack and there's a 21" x 46" window in the shower that would be used by the tenants. My question is whether it would be more cost effective to remove and seal up the window or to replace it with a smaller glass block window? I appreciate any feedback or suggestions.

@Nicholas Aiola Thank you for your diligence to this thread! I've read through all the posts and am digesting all of the information.

I'm closing on a 4/2 SFH on Friday that will be a house hack, and I'm advertising two of the rooms for rent. From what I've read, since it's rent ready, it appears that marketing expenses and certain repairs are deductible because it's in service. However, are costs such as pest control and supplies for snow removal deductible?

Hello BP. I've been trying to find a general contractor and painter in Urbana-Champaign, IL but appointments I've scheduled have either been canceled or the person didn't show up. I'm trying to find someone to paint a couple of bedrooms, and fill in a door with a wall.

I would appreciate any suggestions or feedback. Should I try to paint myself?

Generally, if they want to upgrade from a perfectly working tv, they will have to cover the expense. A 4K resolution is not a standard request.

@Demario Scott I'm currently going through the same process as you and am trying to fill rooms. A couple platforms I'm using are postlets.com and local for rent groups on Facebook. These are also good ways to determine cost and demand.

@Filipe Pereira Do you, or anyone else, know if there's a way to prevent the back button from displaying? This would be a useful feature to prevent people from modifying their answers.
