Post: Locating vacant property owners

There are literally hundreds of vacant properties in Washington, DC. I know there's at least 10 within five blocks of my house. There's construction going on everywhere. I'm like a boxer trying to get into the ring and can't. I have mailed hand written letters to property owners and gotten no response. I did talk to a neighbor about one of the properties, but so far I haven't heard from the owner. Does anyone know of a sure fire way to get an owner's phone number? I tried the USA.com thing to no avail. I also found a free piece of software on cnet.com called "Elite People Search" and got one valid phone number.

I tried the USA.com thing and didn't get a hit. I used owner information that I got from the Office of Tax and Revenue. Seems like the information is outdated. I found a free piece of software on cnet.com called "Elite People Search" that will let you search for names within selected cities. However, I only came up with one good phone number out of about 40 searches. This abandoned property niche could be very lucrative if there were a way to get the proper phone number contact. If anyone has any better ideas, please let me know.

Hello everyone. Could someone please explain owner financing to me. I think it means that the owner charges a certain amount to let you move into the house, but the mortgage remains in his name. Example: I pay the mortgage on the house and maybe some extra fee to the owner. The best scenario would be for me to send the mortgage payment to the mortgage company and send what ever extra to the owner. If it's more to it... please explain. Thanks!

I was talking to a potential partner last night and he informed me that at one point he had 13 properties. He eventually sold them all and is now thinking about getting back into the business. When I asked him about the possibility of getting properties through me as a wholesaler, he stated that he knew how to go find houses to buy fix and rent out, why would he need me. How can I make my services attractive and worth while?

Hello everyone. I have been reading but still don't have a definite plan in place to secure that first contract to flip. I know I need a motivated seller and a buyer willing to purchase the property. What do I need to say to the seller once I have established a relationship with him/her?

Last night I went to a REIA meeting and met some wholesalers. I also received an email about a foreclosure for $114,000. Zillo listed it for $353.725 off market. The picture looks like it could be a condo based on the #33 within the address. I plan to ride by there later to day to take a look at the place. I contacted the number in the email and a broker came on the answering machine. I left him my number and said I was interested in the property. I'm thinking that I need to secure a contract on it and flip it to one of the wholesalers I met. Can someone help me with a strategy to make this deal happen? What do I need to do now?

What type of information should I be trying to find out at the REIClub meeting? This will be the first one attended and I don't want to come away with less information than  I should have. I'm interested in flipping contracts, and thinking that this will be the quickest way to doing my first deal. I don't have money and credit is not that great.
