Hello RE Family,

I have been studying and researching real estate since 2013 and still have not made one deal yet due to mishaps of father developing Cancer and recently passing; among other things.

My desire is to master wholesaling, save money to invest in rental properties, and become a hard money lender within the next three (3) years.

I currently live in the Florence, SC area but, I travel throughout the whole state of SC and will continue to do it if neccessary.

I am looking to meet other investors who are interested in working with me to help gain experience in making deals. I am willing to drive for dollars, get addresses, and speak with homeowners about selling their properties, but what I will need from another investor is to come up with the offers and lock in the deals. My weakness is having the confidence in getting a deal signed. I need the help to master that. I am willing to continue to work with the investor even after I master that.

I am willing to follow instructions play by play in order to get deals done, also. I hate to say this, but I really need someone who, per se, will hold my hand and walk me through the process piece by piece in order to master this. Once, I learn this, I will also be willing to teach others who desire the same nurturing help after me. Please contact me asap! I am ready yesterday!

Hey guys, I just want to say this. I believe that depending on where your mh is located you are not contingent upon rules like other areas, for instance, I just purchased a mh and the land under it (1.5 acres). Because I am located in South Carolina, the only requirements needed to purchase is a "Bill of Sale" for the mh and a lawyer fee of $150 to get the deed transferred of the land. Then your papers will come in the mail in about 2weeks. That's it! Then if you want, after a few months or so to sell your property, you can. You will just have to redo the same process but at a higher cost; that's if you want to make a profit.

This may be different in other areas, but here in the South mh's are what many people prefer because they are cheaper to own and many just want something to call there's and have a roof over their heads. Sometimes all it takes is a tax refund to get a complete purchase and you do as much work as you want; piece by piece. You can even brick them in to look like brick homes, too. (There are even some certified contractors that will do that for around $5,000 here. Not bad if you paid around $3,000 for the mh in the first place). It has worked for me, therefore, researching your area's property laws may allow a chance for it to work for you, too. And if you are one who does not mind doing long distance renting, you can purchase a mh here and do a little work here and rent it VERY easily!!! Just a thought for you to consider. Good Day!!!

I see a few listings in my area that are listed with realtors that I feel are great deals. When it comes to wholesaling do I stay away from properties that are listed with realtors? How does this work? Please provide a working step by step method if you can. Thanks in advance!

Hello all. Well I am too a newbie and I am looking for cash buyers for two properties I am contracting.

1). 5-bed/2 1/2bath built in 1959 with an upper and lower level (both with kitchens) abt 2700 sqft. Its ARV is about $115k I am selling for 55k. Repairs is abt 30k

2). 2b/1bath built in 1939 family home ARV=100k, repairs about 9,000, I'm asking 48k... What do you think?

Hello. As a newbie living in High Point NC. I got a seller to agree to sell me their property for $13,000 (from $21,000) and it is worth about $35,000 with about $15,000 repairs. The thing is: I do not know what to do next. I do not have money for title company or real estate lawyer, I do not know what to say concerning length of time to hold property, and I do not know how to find someone to buy it. It is 2 bed/1 bth about 2100 sqft.

Can someone help me ? What do I do next? Step by step.
