Thank you so much for your respone i appreciate it. I called the realitor and found out it is already under contract. I got discouraged a bit and only got the asking prince $250k.  I should of got more  financial info on # of morgetages % rates and payments.   The porch floor and ceiling are down to the studs on the multi unit. Both structures are boarded up. So couldn't look inside my be already demoed but don't want to speculate. No meters on the multi unit or single family.  I Left my contact info in case the deal falls through.

is it wise to get deeply distressed property under contract? 3 unit in the front full detached house in the back and if so how likely is it that this will move forward  dealing with a realtor?
