Very helpful Randy. I will take a look at 30310 and 30318. What do people here think about Decatur? The prices there seem reasonable, but I have been told that there are good parts and bad parts. What are the good zipcodes in Decatur?

Thanks for the prompt response. You are right, I am not local to Atlanta hence trying to do some research online before I make a trip down there to get a feel for the neighborhoods. The nice zip codes in Atlanta like Buckhead obviously have prices that won't meet my criteria - rents not high enough to cover costs. Are there zip codes that you suggest that are more desirable than 30316, but also not too expensive - sort of a happy medium.

Hi Guys,

I am exploring the Atlanta real estate market to by rental properties. My strategy is to buy and hold as long as the rent covers my expenses ( mortgage + taxes + HOA) I am trying to search through zip codes that should be able to attract a good tenant profile too - people with stable jobs who care about their credit history history. I was looking through real estate websites such as niche.com to get a sense of the various neighborhoods around Atlanta, and lookis like the 30316 Area code is ranked well. But, I have read posts here talking about relatively high crime in that zip code, and not being a very "nice" neighborhood overall. Those posts are a few years old though, and I wanted to check if things have improved etc, It seems the comments on this website were a little bit more negative than what rankings on niche.com would suggest. I was looking at a recent sale in that area and it seems like prices are pretty attractive for the rent they would fetch. Any advice would be appreciated.

Hi,

I am new to the Overland Park market, but it looked interesting since the price points looked competitive vs. other markets in the country. I am interested in buying properties and then renting them out, preferably 2 bed 2 bath condo type units, and wanted help from the community on a few questions I had:

1) Is there enough rental demand? I see that in Overland Park almost 70% of the houses are occupied by owners, so does that make renting a condo a bit hard?

2) What would the average rent for a 2 bed / 2 bath be? I am thinking of a unit like this below, so any data points on market rent would be helpful:
