What are typical terms for private money investors? I know that all of this is very relative to the location, the properties invested, the perceived risk etc, but Im starting to look for private money on short term investment loans (so I can BRRRRR them) in which I will refinance and pay them off. We have good credit, money saved, investment experience etc, but I was thinking offering 14% and then moving to 12% on the deals, but not sure if thats too high, any thoughts? Thanks!

My wife and I own a couple rentals, my partner and I own a few rentals as well. We are BRRRR ing our first property and I really like the strategy. I’m curious how people here felt about pulling from retirement accounts to dump into real estate? I know all the penalties and tax issues, I still think it’s worth it in the long run but was wondering other people ideas on it.

Looking to find any commercial bank that will cash out refi to an llc after an all cash and rehab purchase.  having trouble finding any that don't require a long seasoning period.   I'm sure there has to be one in the dallas area!
