Thanks Sean. I just closed and didn't go the 1031 route. The capital gains was not too high a price to pay to have the option to do more things with my money.

Can I use 1031 funds to finish my basement which I plan to rent out once finished?

I have two plots of land in a desirable neighborhood in Knoxville, TN. I'm looking for a contractor to build two rental houses (one at a time) - 2 stories, approx 2100 sq ft. I have experiance with real estate investing but not with construction. Let me know if anyone has contacts (or are a contractor).

I have a plot of land that I own. I want to sell a rental property and use a 1031 to get a construction loan to build on this plot. Is this do-able or can 1031 exchangess only be used for already constructed real estate?

Also, if anyone know of a good qualified intermediary for a 1031 in Knoxville, TN please let me know.
