Hi, I have a potential renter for whom I want to do a background check on. He's got decent credit score and he says he sold his house and invested in stock market and looking for rental property. He has time-sharing vacation business and made a lot last year. But, he has 3 court cases against him (one with HOA where he sold the house, one with carpet flooring company, one with credit card company).

Now, please help me decide what should I look for (may be ask his stock portfolio OR tax papers from previous years?). How can I decide if he is going to be a good fit. I’ve met him seems decent (but don’t want to judge bases on meeting once).

I have a renter whose insurance is going to pay for his rent. They are ready to pay 30% more rent on two conditions:

- They will sign for 7 months, then month to month(i’m okay with it)

- The have a big dog Anatolian Shepherd (which is considered aggressive)

I’m really confused about the dog situation. Would like experts to weigh in on this opportunity and suggest if it is a good deal. I’m especially concerned about the dog situation as I don’t have any experience with dogs.
