I am interested living and investing in Jacksonville as well. what areas would you recommend for better cashflow with steady growth for multis (3+ units), budget 350K max

hey fellas, all the goods that Jacksonville had does that still applies after 4 years this thread started and in this current high priced market?

well, any new development someone wanna chime in? I am trying to get my first multi (aiming 4plex) for cash flow and where I will be staying in one unit rent rest and after a fair amount of research thinking of JAX, FL .I think I can get something little cheaper in Charlotte, Columbia, and TN, AL but want a property in FL anyway so thought why not start from here. Besides all that, Cleveland still looks very great tho ..any thoughts ? I am moving from Boston area..so any thoughts ? I would be happy to consider other places as I have some freedom to move at this point

Hi @ Adam Drummond just bumped into this..but your numbers look interesting to me. Where is that 35k property generating 800 on rent..is hat in your Greenville area? Reason I am asking I just stated and interested to get something in the south and Greenville/Colombia popped up couple times..but never been there or have no idea of the market. Is it getting positive net migration lately? Hows the cashflow market ? Thanks for your input if you still around

Hi, just stated few weeks ago, did quite good amount of market analysis and saw places mostly here in new England as I am here now but looking multies (4 unit) in FL, open to other southern states too but haven't looked much. Have couple questions if someone could help 

1. Anything decent number wise has pending offer! how folks buy stuff then? Tried working with agents remotely they don't take serious out of state buyers. Wills visit after short listing isn't that the approach ?

2. Also is there any tool out there doing the reverse analysis from investors perspective nationwide? Like I wanna say give me the multis where cap rate could be x%, cash on cash xx , finance terms , and all plugable instead of picking one at a time and running it ? Ofc how accurate those data is thats another discussion but can't believe there isnt similar tool in the market yet

I hear you. that doesn't address the point tho. I aint taking any comm loan ATM unless it has the same or better benefits than FHA

is it really totally a big no? is there a way ownership could be transferred later? what if someone is self employed or become become self employed later after closing here says at least 25% ownership in the business

Hi homeowners,

Can I have a FHA loan against a s corp i formed couples years ago? If not can I transfer later somehow? It is not in real estate related engagement , I had it mentioned as online software related business but have not activity or revenue. Neither me nor the business took and reals estate loan ever, Ideally i don't want it on my name would rather put on a business entity.
