i forgot to mention that I live in California, which sadly is one with the highest tax rates.

I've been offered 4.375 on a 15 yr loan, I have very good credit and want to have both homes paid off by the time I retire.  i could also consolidate a car loan which by the time I add all my current payments i'm still saving some $300 a month.  The cost to refi is around $8K and my tax bracket is at 22%.

Hello,

Since the new tax rules I've been considering refinancing and pulling out cash from my rental to payoff my primary home so I can claim a higher interest rate on schedule E and benefiting by reporting a loss on my personal return.

Has anybody done this?  Any idea of the requirements for the refi loan?
