We are also buy and hold investors with full time jobs (time sucker ones too). Our speciality is class A rentals that we self-manage long distance. We got started and still acquire houses through personal properties turned rentals as we are very transient (Navy). While we still have moments we have had to get really good at our systems and efficiencies. Now that we have a strategy and business model it has been going very well. This has allowed us our W2 incomes to leverage the real estate. We live off of one salary and invest the other. Our goal is early retirement in 15 years with a military pension and the cash flow from these houses.

Short Sales and Foreclosures are my favorite!! They are really easy.

This is a great site because there are tons of different "Strategies". We are buy and hold, others are wholesalers, bird dog, flippers etc. Look around the blogs, forums and listen to the podcasts. If you see a post you enjoy check out the persons signature. Many of us including myself talk about our strategies, styles, niches and business model on our website. So definitely check that out as it is an amazing additional resource. For example, my blog is about while working full time, buy and hold investing, 0% Down Rentals, Personal Properties turned rentals, Long distancing investing, self-managing 3,000+ miles away.

Look forward to seeing you around! PM me if I can help! :)

Thank you for reply. Regarding Short Sales and Foreclosures -I actually heard from many people that these are very complicated. Perhaps it also depends on the state? Or maybe I just need to learn more how it works.

Thank you. I also think that Staten Island has growth potential. Are you familiar with specific areas that you could recommend for investing?

I am actually holding a meetup next week. Spots are limited. It's a meet & greet event.

Thank you very much for the invitation. I actually searched for meetups, but I'm not sure where to go. I really don't want to end up going to marketing seminars. I never went to meetups before and not sure how it organized: is it a lecture or people just introduce and meet each other? What would be the topic?

Welcome to BP. There is a lot of meet-up group in NYC and check BP for event in NYC were you will meet other like-minded people to help you out. All the information you need to start is on BP. You need to connect with a mentor to guide you so you don't lose your shirt.

Thank you. I understand and agree that mentor is important. I am not sure where can I find a mentor-I don't really have friends who have experience in real estate. And how do I know who I should trust?

Hello,

I'm a medical professional working day job but currently learning about real estate and strongly interested in investing. My experience in real estate is limited to my own house with 1 bedroom rental, but I'm very serious and having plans to buy investment property in 6 month (I will probably start in flipping property by fixing/adding value, since I'm not confident yet to deal with short sales or foreclosures). My current goal is to learn more by reading books and hearing from other people. I also hope to get advices on my plans. If anybody familiar with a market in Staten Island and areas that have more demand for buyers, I would like to hear from them. I thank to all of you for great info that you provide on this site.
