Post: Property Manager Referrals

I recently purchased a property in Fulton County. The property has 6 units with 5 veteran tenants currently occupying the place. One unit is vacant and one tenant is not paying rent and needs to be evicted. The situation allows for an excellent opportunity to work with a property manager and build trust.

I am looking to gradually build and scale my real estate portfolio in Atlanta by purchasing one property each year. Therefore, I would like to work with an experienced reliable property manager I can trust and work with. However, I have heard and read of many horror stories of landlords working with incompetent property managers who provide no real value.

In attempt to avoid this issue, I am doing my due diligence and asking investors for referrals of trustworthy property manager. Who are great property managers in Atlanta you would recommend for my circumstance?  Any information would be greatly appreciated.

What's the best credit union in Atlanta to help with funding deals with a personal loan and build a long term relationship? I am a pharmacist with great credit looking to partner with a reputable investor-friendly credit union. Any referrals would be greatly appreciated!

Does anyone know a great affordable rental property manager in PA? I plan on moving to Atlanta next month and would like to have a reliable company manage my properties in Delaware county. A property management team that manages properties nationwide would be ideal for I plan on buying real estate in Atlanta in the future, but any local recommendations would be appreciated too.

When I make offers to owners, my price offers are often a lot lower than what the owners claim their house recently appraised for. However, my price offers are largely based of the comps on propstream of nearby multifamily properties with similar building size and same  number of units that were recently sold in the last three months. The price comps appear to be accurate when I check the public records too. Am I missing something?

Unfortunately, my mortgage loan for an investment property got sold to a terrible debt servicer (SPS) and I would like to refinance to find a reliable lender. Spoke with a few brokers, but none of them seem to have efficient processors that can smoothly expedite the process. Any recommendations for a mortgage broker or lender to work with from Pennsylvania would be greatly appreciated!
