Thanks Greg. I've done this for 13 years in the NY market...what you suggested is 100% the way to go traditionally. I just figured I would get insight from people already in the DFW & Houston markets to leverage the BP online community insight on these two markets.

Been looking at 20 - 100 unit deals in the DFW Texas and Houston Marketd but am not familiar with what the trade at in this current climate. We all know that proformas and some broker estimates can be biased at best. Are there any investors or brokers with active knowledge of the following:

The going cap rate?

The typical price per door?

What a normal rough cut multiple for the annual GRM multiple (not the 1% rule)?

Lastly what price per square feet do properties trade for in those two areas?

Actively looking at deals in those 2 markets.
