I personally have found rentometer to be pretty inaccurate for my deals. I rely on my property manager as they have a constant pulse on the rental market (its ever changing in my area). Or I look to see what other like rentals are listed for in the area... fb market place, zillow, property manager listings, craiglsist etc.

@Jack V. Ospina yes that would be an option for now for sure.. that way at least there wouldn't be any brokerage that would be uncomfortable with the whole buying off market thing. Thanks, good luck as well!

Well here is my predicament... 

I've bought everything I have off of the MLS so far, and a couple years ago I got my license to help myself find MLS deals and whatnot in my local area. Thought I really had it figured out, until now it seems like there are almost no good cash flowing deals in my area off the MLS.

So I have since switched strategies and am getting into cash buying off market deals, either through wholesalers or my through own marketing efforts.  Well talking to my broker she is a little lost to what I am trying to do and does not have much answers for me of how I can go about doing this and what the brokers involvement in all of this is going to be... And the little bit of information I could find about this on bp and the internet it seems I've really put myself at a disadvantage having a license and trying to target these off market deals.  I know I will have to disclose I am a licensed salesperson, it seems I will be held to a hire standard that the typical investor, and am probably more likely to get sued if people are displeased.

Just wondering if anyone has had much experience with this? I am thinking to myself if at this moment I do not plan on doing MLS deals anymore maybe its time to give up the license and save myself the 1 to 2k a year it costs to hold a license? I just don't want to get myself in a bind... Thanks in advance for any input! :)

Hey guys and gals, long time bigger pockets fan and podcast listener, but first time poster.  

Anyways... prices are pretty hot in my local market so I've kind of been behind the scenes in my market for the past year paying things off and saving, figured it was a good time to do so. I'm going to finally be in the position of being a cash buyer around March or so for properties around 140k and under, going to go with a BRRRR type strategy. At that point I want to try my hand at some marketing and begin learning to buy off MLS market homes. Right now I am looking to add all the knowledge I can and add any tool to my belt possible that will help me when I get to that point.

I was just wondering if anyone has had any luck with any of the subscription based websites that report properties in distress?  Or if all of that was just pretty useless?  I was just thinking it could save some time using one of these websites that would have the same info as if you did the work yourself constantly checking court filings and looking at multiple sources.

Any advice is greatly appreciated!! Thank you!
