south carolina is owner friendly as it relates to parks..

Jay for some reason even though i started this thread i didn't get any notifications of anyone responding to it. . . strange, but anyways I have been contacting park owners in SC and NC so hopefully something will come up. I need to start looking in AZ since its in my own backyard.

I like AZ and FL. As a few others mentioned, these are some of the landlord friendlier states.

Thanks Alina for the contribution, Florida and Arizona keep coming up as the most landlord friendly states as it relates to Mobile home park investing. I believe Florida is a good state for Tax Liens as well.

Texas is landlord/investor friendly, as you know. We are going through the eviction process for one of our San Antonio park residents now and it is simple and fast as long as the procedures are followed.

That makes sense as texas is kinda laid back and wild west with the dealership business and the mobile home parks is not too far off from the auto industry in most states.

AZ and IN are two of the most landlord friendly states. In AZ you can evict and have your property back in just about 3 weeks from the day you send notice. I believe IN is similar from what I hear from my IN investor friends.

Stone that is good feedback, I have heard similar things about AZ but i was unaware of the landscape in IN.

yes i wonder what happened to this park. That is an interesting metric to explore. If you decide to pursue it please drop an update as to what the situation is when and if you uncover it in the due diligence.

yeah i agree the lions this year were terrible, and your right they have been garbage for 30 years. Matt Stanford is one of the highest paid QBs that doesn't have a playoff win under his belt. that is sad. 

at this rate ill take you and your team to revitalize Detroit metro home at -135 odds over the Lions making it to playoffs next year lol.

Michael, your most welcome bro. Im glad I could help you out to make a decision and the right decision. 

I Always evaluate any prospective deal on a comparative of upside versus downside.  Pros vs Cons. . . . . and also which you already did, use BP as a resource to run deals by others who are more experienced and let them weigh in and give you candid, unfiltered feedback which is in itself a great luxury to have at your fingertips. .  . all the best in the new year.
