Hi guys,

I started out going to the courts and composing my own list of probate sellers by hand. Unfortunately, it hasn't been successful due to the fact tht there weren't many leads. I realized tht in order to have a better chance of getting a deal done I need to have a lot more than 25-50 leads on my list. I just wanted to know if any of you could recommend a inexpensive place where I could purchase a seller/buyers list. Thanks in advance for ur feedback. .

Hi guys!

I'm back with another question... If I have property in New Jersey I want to put under contract, can I use my closing attorney from New York or will I have to find a closing attorney in New Jersey to handle the closing?

Thank you all for you valuable advice!! Especially Rick , I'm reevaluating the situation as we speak. A big part of me wants to pursue the deal because I may get the house at a huge discount. But I need to figure out if all the trouble and possible law suit is something that may be worth my wild. Thanx a bunch!!!

Hi Everyone!

I know not many investors make deals with incarcerated clients but, I can only try and put it out there maybe someone has been in this situation.

Ok. so I sent out a letter to someone on my probate list who just so happen to be in prison. The next thing I know I'm getting a collect call from Hudson County Correctional Facility. My phone line doesn't accept collect calls so we never had a chance to talk. This guy has been calling my phone like crazy so I believe that's a sign that he is very motivated to sell.

Anyhow, my question is should I move forward and try to get the house under contract or should I walk away because he's in jail and probably won't be able physically come to closing.
