I'm assuming that means if you made $10k in the year and $6k worth of expenses...you would then be looking at just paying taxes on the $4k, thereby reducing your tax burden by the $6k of expenses. Hopefully someone can chime in, but that's what I'm understanding Steven Hamilton II to mean.

Andre Green. Thanks for posting. These are the type of articles newbies like myself need to read for inspiration but more importantly in the story is the process you discussed (locating a homeowner of a rundown property). It definitely gives light for us to see how deals are done.

Samantha M. I speak from the viewpoint of a newbie on here, but for me its all about watching what the Fed is planning and paying close attention tot he bond market. I suspect we will be with low rates for a while, but then again its all in how you define low rates. When I purchase my first house rates were hovering around 7 and 9%, so even if we jump to 5% that's still fairly low to me.

Great post. I noticed this shortly after posting my introduction this morning..could have done the tell us a bit about yourself more, but I'm here to stay and will be working on that in my profile so not a lost cause. But I definitely like this post because it gives a great template to introduce yourself.
