I own a home in California (which I live in) and I want to start investing in real estate with the brrrr system, whats difficult for me to understand is if the bank will actually continue to lone you money when I keep buying properties, cause usually they want to see that your income can support the investment. Is it different type of lone when its for investment? would they continue loaning me if I want to buy 1 unit a year (considering that I have the 20% down of course)

I would appreciate someone helping with this matter:

I live in California and I know that there is high demand for housing in all the Bay Area, and I would like to know if I can buy a house then completely demolish it and build apartment building? is there any restriction? does the house need to look like all the houses in the neighborhood or I can change the appearance completely ?

If there is a restriction and I can't build a apartment building can I a house and take over all the property (Include the back yard) and split the house to 4, 1 or 2 bedroom apartments? this way I can rent it to 4 different tenants 

I'm just getting into real estate so forgive me if my questions does not make sense.

my name is Idan. I come from Israel. Lived here in CA for the past 4 years. 2017 goal is to purchase my first house. 

I have a construction company and I'm associated with appliance repair company that cover the entire Bay Area. I want to make the right decision regarding where to start investing. Should I flip shoul I buy to rent out. This is why I'm here, hope it will help...
