@Frank Chin I hope he keeps up with his payment.  If you need him to sign up again, you can just email him from within your ClearNow account.  We do not have a mobile app, but our Website is mobile-friendly on a smartphone (most online rent payment services use this approach).

@Frank Chin This is Justin with ClearNow, Inc.  Thanks for being a longtime customer (we have many, since we've been doing online rent payment since 2000!).  In the past year, we've made it easier to keep tenants enrolled even if they have had a few failed payments - so, we'd be happy to get your tenant re-enrolled and relieve you of midnight buzzes from your Apple Watch!

ClearNow does online rent payment like Cozy, but allows commercial tenants.  ClearNow is just focused on online rent payment, where as Appfolio etc.. are more complete (and more expensive) property management tools.

With Cozy closing, changes are certainly occurring.  Cozy used to offer rent payment credit reporting (like ClearNow, eRentPayment, etc..), but they dropped that over the winter.  Additionally, if you own commercial property, the transition to Apartments.com will no longer support commercial property rent payment.

I find it strange that lenders are moving away from HELOCs when, in most places, the single family home market has been incredibly strong (low housing inventory and good price appreciation).

 Yes, ClearNow only does ACH so there is no percentage of rent transaction fee.

I've found BestBuy to be a surprisingly competitive place to show for appliances that often throw in free delivery, installation, and haul away.

Nowadays, I have the renter pay the fee, which is $35, and does include the credit eviction record.

Fan of MySmartMove also.  There's a $25 option if the landlord pays ($35 if the tenant) which includes criminal background ... just an unbeatable price for a small landlord.
