Post: Zoning change from business to residential

I’m guessing this has been asked but was hoping to find out from people in my area of Salem Oregon. Or anyone who has helpful tips on moving forward. I’m looking at buying land that is zoned for business only. I am hoping to build a house and make it residential since there are houses in the area. My question is how hard is it to get a zone change?

Hi everyone I have a question for you or would like some advice from you. I have been talking with my girlfriend about my goals and dreams about how i want to do a do a couple housing hacks. She has a child who's 6. I told her i would like to do maybe 3-4 since I've heard after your 3rd or 4th deal it gets hard to finance a deal through banks. As i have brought it up she has said she doesn't want to move around all the time. Ive tried to tell her the benefits of it and how it could set us up for the future. I haven't really thought of any other way other than an FHA loan house hack but I was wondering if anyone has any suggestions on what else would be a good idea to do? I know theres save money till i can afford the down payment or find a house in a rural area so i could do a zero percent down through a USAD loan but not sure if you would also have to live in it or not?

Thank you everyone. Ive been out of the loop for a bit but there are some helpful things to think about here. i was just looking at one last week but walked away due to how much HOA was. but i will keep all this in mind now.

Is there laws on how much they can raise it by?

Can the homeowners association raise prices at all. I'm looking at a condo but want to know what the process would be if they needed to raise the price from 200$ to a higher price?

So how hard is it to create an app? When i was driving home today I was thinking of a few ideas for apps. I think my idea would be great for investors and so if anyone in Albany, OR or in Oregon know how to make one then send me a message i would love to make one.

They do not live there anymore but i looked it up on the site and its all good. wasnt sure though how it worked or how often its updated but never mind haha 

Have a show where you call construction workers who might not have the best rep. and find out why they might not want to do a good job or what would make them work faster and better. I think it would help everyone and it would help better understand the construction workers.

So a guy I know just bought a 11 plex and he got a good deal due to 5 or 6 sex offenders living there and the owner was in a bad spot with it since no one wanted to move in. the new owner is now fixing it up and will probably have it renting in December. My question I asked him was will it still show up online that the people live there even though they don't? Wasnt sure if a person would look on the sex offenders site and see they are listed there and make it so less people look farther into it. How often do they update there site?
