Hi everyone,

I’m exploring a potential investment and would love any insights from those with experience in similar properties. I’m considering purchasing five units in an eight-unit light industrial property structured as a condominium. Each unit is individually owned, with some owners holding multiple units.

A few things I’m trying to understand better:

  1. Pros and Cons: What are the main benefits and challenges of owning multiple units in a property like this with a condo setup?
  2. HOA Dynamics: How has your experience been with condo associations in this type of asset? Any issues with fees, management, or decision-making?
  3. Exit Strategy: How easy/difficult has it been to sell units in similar properties? Did you encounter any unexpected hurdles in the resale market?

I’m weighing this as a potential long-term hold, but want to be mindful of any unique risks that come with this structure. Any stories, tips, or advice would be hugely helpful as I decide whether to move forward or reconsider this purchase. Thanks in advance for sharing your experiences!

I’m exploring the idea of creating a software tool designed to streamline the due diligence process for commercial real estate transactions. I know many of us currently rely on spreadsheets and manual checklists, which can be for some tedious process and prone to errors.

I’d love to hear from those who are directly involved in the due diligence process—investors, brokers, attorneys, inspectors, you name it. Would you find value in a dedicated software tool that centralizes and automates due diligence tasks, track task progress with due dates, and add team collaboration features so you can see who’s doing what at a glance—all your projects, due dates, and task statuses in one place.  

Or is the good old spreadsheet doing just fine for you?

I’m looking for honest feedback (don’t worry, I can handle the truth!). Would you see yourself using a tool like this, or is it just another shiny object that’ll collect digital dust?

Repositioning a 12k sqft industrial warehouse to multi-bay units 3k sqft each. Looking for an experienced contractor or an engineer for a site tour to discuss recommendations and cost estimates for demising walls build-out, overhead doors installation, utilities separating..etc. The property is in the Metro Detroit area. Hi everyone,

I have just screened two roommates and there is no reason not to move forward to leasing other than I have never rented my properties (all SFHs) to roommates before. My tenants have always been either a family or just couples. I googled my state "Michigan" for law restrictions but could not find any. Any advice from anyone who has more info/advice/tips about this situations is greatly appreciated.
