Greetings,

I am a pharmacist that is interested in investing in the San Diego area with my brother. I have read numerous books and listened to many Youtube gurus over the past 2 years... I will be working with a family known real estate agent in SD. My brother is currently in Ohio and I live in Ventura— We net ~400k + of combined income.

However, I am here to educate myself on the market from individuals who are currently investing in the SD market...

I would truly appreciate any advice in regards to:

1. Profitable communities to focus on in San Diego

2. Areas to avoid

3. What is best in the local market of SD Condos? Single family homes? Multi??

4. Lastly, should we wait until after the presidential elections or invest now?

—-> many individuals have told me to wait until after the elections in order to see if Trump will win— meaning another 4 years of a booming economy, while economic uncertainty with another candidate

Hello, I am a single first year pharmacist with no kids who recently moved to California from Ohio. I am currently renting an apartment for 2035$ a month and I have currently saved around 40k. I am debating on investing into a duplex, triplex or something even bigger and live in one of the units. I figured if I am paying 2k + for rent I could create a cash flow opportunity plus live for basically free off other renters.

However, I am new to real estate and property is very expensive in Santa Barbara, California... can anyone offer advice or refer some good books, mentors or blogs that could help prepare me on what to expect or what to look out for?
