I'm open to any market that would benefit me as an investor. 

Honestly, not to sure I want to build positive cash flow and buy my first rental property within this year if possible.

I also want to know if becoming a real estate Agent could increase my success in investing in real estate. Such as learning how to market properties properly. What's the steps to finding the right property. For example, I built up $10,000 hard cash capital and I'm looking for a property to invest how would I go about to finding the right property. And so what state or specific area should I be looking at. After, doing so how would I market it and find multiple potential buyers for the property.

My name is Ibrahim Konate currently 20 and live in the Tennessee area. I'm looking to buy my first rental property within the next year. I need tips and steps on where to start and where to find the right properties to invest in. Also, How much capital would I need to buy my first property. Or would it be better if I obtained my real estate license to becoming an agent. Eventually, Learning everything I need to know.
