Is there some type of real estate investing software that you can plan out everything to the best of your ability over A Five-Year Plan or more, just to see theoretically where you'll be. Or a very detailed spread sheet someone can send me. Thanks fams!

hello guys, have a friend who is also interested in investing in real estate and wants to partner with me. he is a good dude and i think we can work together. From your experience, what did you find is the best way of partnering in real estate that works best. should we do like a joint mortgage, LLC, partnership....etc. or are there any other ways of partnering that works best that i dont know about.
secondly, when buying a multi-family commercial building with 6 to 9 units and above for example, should we focus on properties that have more 2 bedroom units as opposed to 1 bedroom? i would think that the units with 2 bedrooms will be easier to fill up as someone can take a friend and split rents or a family with kids. please let me know your thoughts on this. . thanks and merry Christmas !

@Canesha Edwards thanks for the reply Edward. But when I use the BP calculator and other calculators I get from YouTube like you suggested, the results are way off. Which is why I'm looking for a reliable one. Something that someone has used in a real life situation

hello BP Canada, im looking to invest in the Calgary area and i was wondering if anyone who has invested there before and has an idea of what neighborhoods are the best for rentals. I'm also looking for property managers that have worked with out-of-state investors and can give work with me on the process because this will be my first time investment in Calgary and i will be needing help.

What tool do you use to analyze deals? In your career what would you consider the best tools to tell that a deal is the best deal and it will cash flow e.t c . Is there a video I can watch? A link to a site? Application or spreadsheet. Please let me know. Thanks !

Hello guys. This will be my first post ever, and hopefully it's the beginning of a successful real estate career. I've got a question that I'm pretty sure I will get the best answer from you guys. Let's say I talk to an agent in my local community or out of province, and they send me a property for me to purchase. Is there any software or training video or spreadsheet sheet you guys can recommend for me that will teach me everything I need to know about how to analyze a deal ? How to know if it will make me money in cash flow, market cap and all...

Any help will be greatly appreciated. Thanks !
