The neighbourhood is great. Good mix of rental and owner occupied. I've got a couple places within a few blocks here.  Very walkable community close to downtown. The further south of vic you get the more desirable it would be. That place as a rental 2 blocks south of 13th is gold.  I can't imagine it will be tough to rent it out to some reliable tenants either. Walking distance to three different elementary achools, groceries, etc. I know a little about the tenant they just got to move out and she was there pretty long term.

I live across the alley on Robinson and put an offer on this place last year. They didn't like my offer of $280k when they were asking $350k. 

Have you been inside it? Nice enough places, fantastic location for a rental. Not sure you're not going to get much more than the current $1250 they get per side though. Basement definitley needs attention, but if you did it right you could have third bedrooms down there in both.
