@Chris Jensen I realized that I spend 1hourish a day on FB and other socials in my downtime. To make myself a better investor I switched the BP and FB app locations on my phone. Now when I just pull out my phone my muscle reflexes pull up yHE BP app. It's a great way to learn and interact without budgeting extra time.

@John West I tell everyone up front my criteria. I then list the criteria at the bottom of my application. I don't show an apartment unless they verbally say they can meet the criteria. Qualify your traffic, don't just generate it. For advertising, ive found that I can just use Craigslist as long as I post 5 times a day. I make 7 posts and just copy, paste, and rotate between them.

@Rick C. we use a bed bug dog at our apartment complex on all vacant units before move in. The dog is trained to detect bed bugs and is able to locate their exactly location. Several times we have found them in the electrical outlets in the bedroom, paid for a chemical treatment for those spots and been fine. Costs us $40 for chemical.

@Bryan Cork yes. That is what I've done with my personal properties and what I've done for my employer when they took over a 476 unit complex. I've had zero legal issues. Leases run with the building, not the owner. I've never heard of a state having a different law, but I'm not a licensed attorney in your state so I'm not giving legal advise.

@Bryan Cork the lease will stay in affect regardless of who the owner and contInue to be a legal contract. However, I did something similar and wrote a new lease with my LLCs name at the time of renewal because it made my life easier by having all the paperwork match.

@Stephanie Barton if you agree to take care of the pool then you are going to get calls on Saturday about the filter not working, the water being cold, the water being green or the pool having leaves In It. The first thing your tenant is going to say is "I pay rent and you never keep the pool clean so I can use it." Pools can be a management nightmare and very time consuming.

Anyone have a reference for a good insurance agent in Ohio? I'm not going to keep the doors open, but I need someone that will respond the 3 times a years I need something. Bonus points if they can sell Hanover.

It's going to be state specific. In Ohio you can just file for eviction as a holdover.
Are any of the habits you just named a violation of your lease? Unfortunately being obnoxious is not grounds for eviction. I would probably start with a conversation though and ask them to be more respectful.
