We thought this may well be the case, but, we did not want to sell them short.  We were dubious when we  could not get details of location/website or information to confirm the business existence.  As you are a private lender, can we call you to discuss our situation and possible finance options?  If so, can you send us a couple of time and date (your time) options that would suit you best for us to call and we will work to them.

Hello BP Community,

Just getting back to business after a family medical issue held us up for a number of weeks.  We have heard of, and had contact from, a finance provider known as Forum Financial Services, based in London UK (who provide finance in other countries including the US).  Just want to know if anyone else has heard of them?  Anyone used their services, if so, would you use them into the future and recommend them to others?

Hello Mike, Thank you for your informative response. We are not aware of any title problems, having come by the property via the tax deed process after our tax certificates were not redeemed by the property owner. Quit claim was put to us as an option for cash deals and a way of saving the costs of quiet title action, not a preferred option going by your response. We would love to hear your thoughts before we go any further. Property id is 0944-15-0220, the situs address is shown as Gainsboro St., North Port FL and looking from the street (on Google Maps or Google Earth), is the block to the right hand side of 5545 Gainsboro St. Our LLC, Notable TCS, is shown as the owner. We have a vacant lot in North Port, FL and are looking to sell.  Have heard there are two options, Quit Claim Deed or clear the title and complete a traditional sale via contract.  Looking for advice as to the pros and cons of each method and the processes involved with each method.  Has anyone successfully sold vacant lots in Florida using the Quit Claim Deed method?  Looking for any help as we are new to these options.

Hello BP'ers,

We are relatively new to the Bigger Pockets family.  We are international investors looking to purchase another rental investment.  What we are having difficulty with is pulling the trigger because of the finance situation.  Our investigations with US banks, both big and local-based, indicate no loans to non-US citizens, so that leaves private lending.  This seems expensive and requires quite substantial money down (we have limited funds so are essentially requiring 100% financing of the project).  A contact put us onto Forum Financial Services and we have had limited discussions with them.  Anyone have experience with Forum?  Any other suggestions on private lenders, or, how to get started and pull the trigger?  Anyone want to help us on our way?

Hi there Bigger Pockets,

We are new to BP, but have been investing in Tax Certificates & Deeds for a few years now.  Looking at properties to expand our business into the rental market etc.  We reside in Australia and have 2 questions:

1.   Are there any other real estate investors on BP located around the Sunshine Coast/Nth Brisbane areas in Queensland.  If so, we would love to hear from you.

2 US business checking accounts - any bankers out there who would open business checking accounts for our US registered Corp and LLC remotely, ie without the need for us to travel to US. We currently have a couple of such accounts, however, they don't reflect our current business set up and we have been unsuccessful opening new accounts with those institutions. We are happy to move our banking to any institution who can assist.
