Post: Toronto Condo Investment

I'm interested in purchasing a condo in Toronto and renting it out. I don't have much experience with real estate investing. Is this a bad idea? Is there a more viable option to get my foot in the door?

Hello,

I live in Toronto, Ontario. How much money do I need to start? I am open to any REI at the moment.

@Matt Geerts

Can you tell me the difference between wholesaling and flipping?

Ontario is a big place. Real estate is a big domain.

What do you want to DO? Like, day-to-day, what's your ideal schedule look like? You started with wholesaling, which sounds to me like fishing out deals and selling to investors, so if you like the idea of fishing out deals then perhaps you can flip, and if you like the idea of selling perhaps you can become an REA? Do you like the idea of buying a house or two each year (a crazy deal, of course!) and BRRR'ing out of it and landlording? Do you want to deal with tenants?

Okay, that was like a half-dozen questions already... I think the first one was is the most important - what do you want to DO?

Where in Toronto are you? Your options might depend on your location, and they might depend on whether you'd like to travel or manage remotely, as well. There are a million opportunities within a 1-hour drive of your house right now.

I'm located in the GTA, North York Area. To be honest, I wanna do everything. All of what you said fascinates me. Mind if I message you, I have a few questions?

@Samuel Sedore

@Roy N.

@Matt Geerts

Thanks guys. I think I'll skip on wholesaling and look into other avenues. Any suggestions for people in Ontario?

Keep in mind things are different in Canada and Wholeselling is more difficult to get off the ground here and there are a lot less than in the US. I am a buy an hold investor but would love to find a great WS to work with.
Good luck!

Thanks. So much avenues in REI, I don't know how I should start.

In fact I believe I've read only a couple of individuals who indicate they have been successful at it. Most seem to agree that government and banking systems make it more difficult to go this route.  However, perhaps as you look through the forums you will find those who have gained succes with it and create a clearer path to your goal.  Good luck.

@Roy N. You are a fantastic source of information and knowledge on especially the Canadian system, thank you for all of your contributions.

 Thanks Lisa. I'll look into more things.

All jurisdictions in Canada close real estate transactions using lawyers or notaries.  Some states in the U.S.A. do the same (they do not all use title companies).

 Thanks Roy. That's what I heard. Do you know where I can find out more about this?
