Just marking an update here. I have a range of interest rates for the financing depending on the type of loan I get. I'm now looking to partner with someone who will bring their net worth to the table and sign on the loan with me. So my goal right now is to find that partner, give them the perfect pitch on why they're investment will be solid and go from there. 

I've reached out to one investor I know who wants to discuss further and will be speaking with another tonight. Once I partner with someone / raise the capital for a down payment, I feel I will have overcome a big hurdle in acquiring my first deal!

Thanks for the reply, Brian! I'm making this a priority now. After securing financing, I'm guessing I should pursue working with an attorney and securing investment funds for the downpayment simultaneously, and then contact the real estate broker selling the property?

Hey BiggerPocket Community!

My name is Ian and I've learned a lot from here and other resources. I recently spent lots of time doing the math of different properties (which I find fun) and I believe I found one I want to pursue to get to the close! That said, as a first timer, I'm wondering what's the first step I should take in acquiring the deal. I emailed an investor and the East Coast Real Estate Investors Association (no word back from any just yet) so that I can raise the funds to get the money down. I also have a business in mind I'm planning to get the financing from, but I haven't reached out to them yet. 

I would love if I can get some words of wisdom on what I should prioritize doing first. Should I find a real estate attorney first? Should I contact the broker even though I haven't raised the money yet? Should I focus on securing the down payment from Investors first? Should I get the financing first?
