I'm really looking into it as well. Due to lumber costs being so high right now. Im thinking of renting them as units. Each one (1 bed 1 bath) would rent for around 400-475 around my area. And by the look of it, it seems to be that anywhere from $17,000 - $25,000 finishes them. Not bad if you ask me... Plus im a handyman as well so most of the labor will be done by me.

This is the type of advice i was looking for. I appreciate the input guys. So basically i can build a ADU/MIL but can only rent it out if im living in the SFM correct? If i ever moved out, which i do plan on doing within the first year or two, i cant rent both units out legally at least. Correct?

I’m purchasing a small property (50’x150’)

And want to build a “duplex” without having to rezone the property.

I have a couple of ideas but I’d like your all’s advice on it. I want to build a main home (1200 sqft) and behind it, I’d like to build a MIL suite or maids quarters whatever you’d like to call it. That second unit would be around 1000 sq ft as well. It would have its own meter and own parking spaces as well. 

Would this be a way to build a duplex under the radar? I’m assuming as long as the city approves of the plans I’d be good to go. But what about any legal issues?
