Thank you Luis!

I'll search for the Miami investor club

You'll find stuff on the market, you have to be fast. I have gotten 2 this year so far on the market that pencil for us at roughly 50%+ return cash on cash after lending and holding costs

 wow that's incredible!

Hey Ian, since you're not an active agent I would connect with some local investor-friendly agents in your market. They will have systems in place to find off-market deals so you can analyse where the numbers are more attractive for you.

You can also try the wholesaler list method. Find every wholesaler in your market and try getting on their email list. While 80% of these deals will most likely be terrible, you should be able to find a couple worth walking or offering up on.

Much appreciated, Nadeem!  Do you have a recommendation on how to find local investor friendly agents or where to find wholesalers in my market?  I haven't had luck in finding either.

Thanks again!

Ian

Hello@Ian James and welcome! When I first started flipping I definitely took advantage of connecting with as many wholesalers as I could. You definitely pay a fee, but you can get to deals quickly when first starting! Also I've been lending on quite a few deals in the area you're talking about since the hurricane how have insurance rates been looking in that area for you?

Thanks so much Mason!  I'm definitely willing to pay a fee for wholesalers if it's worth it.  How do I go about finding these wholesalers to get on their radar?

Hi! I've been a long-time watcher from the sidelines, and I'm finally ready to start making some real estate investments in South Florida. I'd like to do at least four flips in 2025.

I've had my Real Estate license for almost 20 years, but have never practiced other than family/friend sales and purchases.

The missing piece for me is finding the off-market deals. I've learned that the on-market opportunities just don't have enough margin and are too risky for flips.

If you have any off-market leads or know where I should be looking, please share them with me!

Thank you!

Ian James
