@Dusty Lewis I understand that. You doing right by yourself asking questions. I think the way I got started was YouTube video explaining all the different types of no money down strategies and looking into each one through another video and another, oh and be ultimate beginners podcast is I think could be helpful as well. Hey guys, I see a lot of experienced investors here who have at least had one deal under their belt. Everybody has been a newbie at one point. What is one thing you wish you had known when you first started out, what would you advise to look for, and what are some common mistakes and misconceptions you see a lot in newbies? I appreciate you guys taking the time to read my post. Can’t wait to see some of your insights 

 @Tyler I actually never lived there before. I have a lot of people out there and one of them just bought a house, and i ran the numbers and it made a lot more sense than the markets here so i have a huge interest in that market. If everything goes well, i plan on moving out there within a year. 

hey guys, when you guys do a house hack or purchase a rental property, you obviously have debts you needy to pay off like that mortgage. But if the banks lets you use the income you get from the property, and there hasn’t been a tenant in a few months, do you pay off that mortgage out of pocket evrrytime? Should you always have reserves when purchasing rentals? Is it always necessary? Would appreciate any insight possible. 

Anybody know any real estate agents in Dallas Forth Worth, Dallas, Benbrook, etc? Would be a HUGE help. Please and thank you,

@Marina Draper Thanks for the tip! i was thinking about contacting a we buy houses ad, and seeing if they have any deals as many of them tend to be wholesalers.

@Brian Garlington She definitely doesn't have to be anywhere near the big tourists areas and i can definately take on the duties of a property manager for her, but i think after awhile i would just hire someone else to do because i don't want to her worry too much about that stuff either. Do you cash flow off the property in Oakland?
