I need some advice, i’m fairly new to investing. I’m in Florida selling my personal home in order to make my first investment property purchase. 
i’m currently selling my home. I had buyers and we were under contract they could not make it happen on closing date  due to a divorce decree agreement custody issue. I extend it a couple days but it has since passed by two weeks. I had my agent send a cancellation to them after we negotiated earnest money disbursement. They are refusing to sign and I continue to get the runaround from everyone including my agent. In the meantime I’m told I cannot relist my house until I get this cancellation. To be honest I do not trust anyone in this situation.

Does anyone know of a reason why a buyer would not sign the cancellation? I have told my agent to communicate to them I will not be negotiating a deal with them. When I relist I’m going to increase the asking price home values are rising extremely fast. As I’m sure you know.
