@ Dmitry Fomichenko I am still a hands on investorand as such have a hard time with the hands off approch; that is the sole reason I am considering the solo 401k. That is why I thought notes or lending might fit me better. Love to hear from everyone. @ Mark Nolan

Does anyone have an opinion on the best use of solo 401k funds use? There seems to be "many" restrictions if you buy realestate inside the plan. How about notes or loans?

Curious? What % return 100% of security deposit? What do you think is the average $ amount applied to repairs? And, how does that fit into some of the new insurance products that are being marketed to landlords in lieu of security deposits?

@Josh Compton be careful if you put down a berber. I tried it for the first time last year, bought the best grade Home Depot carried hoping to extend the life in my rental. Bad mistake, every seam seems to be coming apart. albeit, I think the installer was crap and I'm sure this has be a contributing factor. I have had a hell of a time finding good contractors over the years. Good Luck, wish I had found BP years ago but hey we have it now.

Heard about this site from some friends in FL. not in Tx. yet but they added many new states to coverage area in the last several months. It may be worth a call to see if/when they may be adding Tx.
