 Just an update..

Kitchen is now repainted. Floors are done and look great.

Cabinets and counters go in this week.

Does anyone have a good recommendation on someone in the LA area that would be able to provide 30 sq ft of quartz countertops in the next week? I'd be looking for material and installation

Property is in Santa Monica.

Let me know, thanks!

Give me a call, I'll send my guy over, pretty small job so no strings attached.

Just giving people an update...

When all is said in done, I'm looking at being over budget by a mere $321. A lot will depend on the countertops I can negotiate, but I think $1200 is fair for product and installation for 20 sq ft.

Some photos of the project so far:

Ok, so just an update...

I got the contractor down to $9k

I got my appliances for $2300

The cabinets are killing me. I only budgeted $1500, and it's looking like they will cost me twice as much! Does anyone know where I can get some good, but affordable (not cheap) cabinets?  I'm close to pulling the trigger at RTA Kitchen Cabinets, but $3k... gahh... I want to shop around a bit.

@Rejean Julien- I just sent you a PM.

An update, I negotiated down to $9,000 for the work, minus the counter installation.

Can any recommend where to get appliances? Should I just go to Best Buy or is there a better option? It looks like I can actually get everything I need for $2500, lower than my $3k I had budgeted.

I've got 30 sq ft of quartz countertops, with installation for $990... much better than my $1100 for just the installation.

Can you please tell me what stores will offer free installation and sink when I buy granite? Is there is limited quantity? I'd need about 30 sq. ft (is that 2 slabs)?

Yes, that would be great. Could you PM their info?

Thank you all for the replies. This is extremely helpful and giving me ammo to negotiate with. This is the middle bid and I liked him the best... the key is to get him to come down. I thought $10,500 seemed a bit high for that size space.

Based off the research I've done, it looks like the going rate in LA for demoing cabinets and existing tile should be more like $500.

I didn't realize the frame header was only needed if it were a load bearing wall.. I'll confirm with him that's it's needed. If it's a no load bearing wall, like I was told, I could knock that wall out and save a truck load on the frame.

I can't find any info on how much it should be to move the sink, facet, supply lines, etc... I'm going to say I have a bid to do it for $250 instead of his $450? Is that a more realistic number?

@Justin Owens my existing floors are beat up. They are real hardwood, but beat up. This proposal does include sanding and finishing all of the floors in the condo, so they match.

I'm passing on the prime and painting. I can do that myself and am painting the living room and dining room anyway.

I was told by the inspector that it is a no load bearing wall.
