I have 2 questions when using rentprep to pre-screen a tenant. This is my first time pre-screening a applicant and there is chance that I may need to decline an applicant due to what is showing on their Credit bureau. From bigger pockets, i am aware that i need to provide reporting agency's name, address and phone number if the denial was based on the information received in a consumer report. My question is.

1. Will I be placing Transunion as the reporting agency even though information was received through rentprep or do I place rentprep as the agency?

2. Do i also need need to provide the report to the tenant. I am aware the tenant also receive a copy, but i was not sure if i need to provide them.

Hello I am in process of being a real estate investor but due to time and money, I think the best way to start is to rent out my spare rooms. I have one person who is interested and he seems like a great fit. However, the background check (through Rentprep) shows one eviction record and active. The amount is less than $1500, which is more than double of what i am charging the room for. In a situation like this do I ask for an explanation or do I decline the roommate immediately? The amount is fairly low and there might be other side of story that i don't know. I am trying to be open as much as possible.

Hello @Annchen Knodt, thank you for the advice. I did include my requirements in the post, but when it gets to filling out the application I don't get a response. I may need to consider condensing the application, but like you said I don't want to attract wrong type of prospect. I am pretty much using the application that Bigger Pockets provided so it may not be ideal in a situation like this. I am trying to put myself in their shoes so that they are comfortable providing sensitive information but having no luck. But i will definitely look into local university. UNCC and CPCC is near me so I may need to look into that route. Again thank you!

Hello, I am new to Real Estate investing and eager to learn much as I can about real estate investing. To be honest i am not sure where to start the journey so I thought it would be best to  rent out my spare bedrooms. I am following the direction from "The book on Managing Rental Properties." However i am having little bit of trouble finding a roommates/tenants. People are contacting me but once i ask them to fill out the Rental Application, I don't hear back from them. 

One thing that I believe might be turning away future roommate/tenant might be due to long rental application. And the application requests sensitive information like SS, Dob and License number. which is for Credit and Background Check (using rentprep). If that is the case why applicant loses interest, I understand. I wouldn't feel so safe providing this information to a person that i just met through Craiglist or Roomster. I tried providing my linkedin profile and link to county website showing that i own the property but i am not getting any call back. 

Has anyone ran into this situation? is it too much to have a long application process or requesting sensitive information for a Roommate? 

I greatly appreciate your time and help.
